5 Easy Updates to Sell Your Home

The New Year is a great time to put your home on the market.  If you have been thinking about listing, but don’t want to invest in costly and time-consuming renovations, then read on.  As the premier agent for all your Penticton real estate needs, I would like to share the following easy and inexpensive updates that will sell your home.

The Little Things

Before listing your home put in the time and extra effort and pay attention to the littlest of details.  Look at your home in the same light as any prospective buyer.  Some of the details that you will want to address include:

  • Oil all doors, drawers and hinges to ensure that they do not squeak and open freely and without sticking.
  • Make sure your lawn is mowed and your yard is weed-free. Clear clutter and debris as well.  If it is in the winter, make sure that your driveway is properly shoveled and all walkways are snow and ice free.
  • Check and replace light bulbs in every room. You will want to showcase your home with the lights on, so make sure that all the light bulbs work.  You do not want a potential buyer to think that your home has electrical problems, so replace any burnt out bulbs.

Greet them at the Door

When it comes to selling your home, the importance of first impressions cannot be overstated.  Make sure that your entrance way and front door are clutter free and clean.  Replace your door mat and sweep your front stairs.  Take the time to polish your door knocker and mailbox and ensure that your doorbell is in working condition.

Blinds and Window Dressings

Look at the blinds and window dressings in your home and clean or replace any damaged or bent blinds.  Damaged blinds are not only an eyesore, they can quickly turn off any prospective buyer.  When inspecting or replacing blinds, pay special attention to knotted cords and broken or loose wands.

Make Room

Any buyer wants the maximum amount of floor space and square footage.  Make the most out of your floor space by moving the furniture in each room against the walls.  This will open up each room and really showcase the space in each room.  Open up all blinds and curtains and turn on the lights in each room to give the appearance of more space.

Set the Stage

When showing your home, the old adage of less is more is true.  Don’t be afraid to stage your home.  Try to remove or store additional furniture, wall decorations or other items that may give the appearance of a cluttered home.
